What the roofs are made of

According to the Fittleworth Neighbourhood Development Plan, clay tiling for roofs and tile cladding is the norm, alongside slate, a little thatch and some stone slabs. Walls range from timber framing to local sandstone and, most commonly, brick. The West Sussex building stone atlas notes that many old cottages in Fittleworth are built of carstone blocks laid to course.

Conservation areas

The parish has three conservation areas, all designated in 1984: Fittleworth village, Coates and Little Bognor. The village area covers the older parts, including part of Bedham Lane and most of Lower Street down to the river. The neighbourhood plan’s design policy expects traditional materials such as sandstone, brick, wood and clay tiles.

The Rother and wet winters

The River Rother runs south of the village and regularly floods the water meadows in winter. Damp air off the meadows and wooded slopes means moss, lichen and blocked gutters are regular jobs here.
